MAKE YOUR HOUSE A ‘SHOW’ HOME

Recently a client, for whom I’d been doing some design work, informed me of a job offer abroad. I said that this would not be a problem (although I hate to lose a good client, I always encourage life adventures!) as our updates would assist in selling the property. The following four tips will help show it off at its best:

1. Prioritize – where to spend money to ensure a quality product? Well, repairs to structural issues are the best investment. Then do cosmetic upgrades such as renewing lighting, flooring and cabinetry. First though, consider your budget and time available to undertake improvements, as this will undoubtedly determine how much gets done.

2. Neutralize – home decor (understandably) is very individual. Tone down personal touches to attract a wider audience. Lighten and brighten walls to enlarge spaces. For interest, inject a little colour through accent walls, cushions, or curtains and generally avoid demanding patterns or “cute’ prints. A solid-coloured towel provides a simple, subtle look without repelling a potential purchaser with a “what were they thinking?” comment about the pink, plaid hand towel.

3. Downsize – we’ve all seen the programs and know that less is definitely more when selling one’s home. As people don’t want to see your entire snow globe collection, put away all (yes, all!) knickknacks. Interesting travel relics can stay if kept to a minimum and displayed tastefully. A house that is clean, tidy and clutter-free is more appealing and allows the buyer to see the space for what it is.

4. Visualize – ok, as many people can’t envision a space’s layout, it’s important to make it clear. Vacant rooms appear smaller so always stage them in such a way that consumers can imagine how it’s used and also picture themselves living there. An efficient, inviting yet elegant space is the ultimate goal – after all, you’re selling them not only a home, but also a lifestyle.
